If you’ve been poking around online for info on tax lien investing, you’ve probably stumbled across a guy named Dustin Hahn.
He’s made quite a name for himself in this niche, with his “Tax Lien Certificate School” and all.
But is this dude legit, or just another so-called guru peddling expensive courses?
I decided to do some digging and share my honest thoughts.

First off, who exactly is Dustin Hahn?
Well, according to his website, he’s been doing the real estate thing since he was just 19.
Apparently, he started out learning about tax lien and tax deed investing strategies and got pretty darn good at it.
He claims he was able to rake in some serious returns and now teaches others how to do the same.
But you know, just because someone says they’re an expert doesn’t necessarily mean they are.
I always take these backstories with a grain of salt.
Show me the receipts, Dustin! Lol
Dustin Hahn’s Real Estate Background & Expertise
Alright, so what about Dustin’s actual track record in real estate?
His site boasts about the number of deals he’s done and the profits he’s generated through tax lien investing.
He throws around some pretty impressive stats and has all sorts of credentials listed to back up his so-called mastery of this strategy.
But here’s the thing – it’s pretty easy to slap some numbers and bullet points on a website.
I’d love to see some actual proof, like county records or statements from his students corroborating these claims.
Until then, color me skeptical.

While an accurate “dustin hahn net worth” estimate would be difficult to obtain and generally would largely be unknown due to privacy laws, etc…
We can most certainly take a guess to get a rough estimate of his businesse’s value based on publicly available information.
So, let’s dive in a bit shall we:

Multiplied By A Conservative 5% Customer Conversion Rate
Ex: 28 x 0.05 = 1.4 people buy his stuff each month
Multiply The Price Of His Course ($4,995 last check) x How Many People Buy Each Month
1.4 x $4,995 = $6,993
Multiply His Estimated Monthly Revenue x 12 To Get His Annual Revenue
$6,993 x 12 = $83,916 Gross Revenue
Multiply His Annual Gross Revenue x The Average Industry Profit Margin Of An E-Learning Business
$83,916 x 0.35 = $29,370.60
Multiply Annual Gross Profits x A Conservative 5X Multiplier
$29,370.60 x 5 = $146,853
So, if he were to ever sell his business it could potentially command a purchase price of: $146,853
(fun fact it’s rare a business this small could ever be sold)
So theoretically, “dustin hahn’s net worth” is roughly $146 Thousand Dollars.
Of course, this is pure speculation and doesn’t include any real estate holdings, stocks, bonds, tax liens, etc..
I haven’t a literal clue what Mr. Dustin Hahn is actually worth but hopefully, this gives a rough estimate of what good ole Dustin is potentially raking in with his education businesses.

Now let’s talk about Dustin’s infamous Tax Lien Certificate School.
What’s the deal with this program?
Basically, it’s a series of courses and materials that promise to teach you the secrets of successful tax lien investing.
His flagship course is called the “ABCs of Tax Lien Investing” – cute name, but what’s actually included?
I took a peek at some screenshots and previews of the course content.
It seems to cover the basics of how tax liens work, due diligence on properties, auction strategies, and so on.
Dustin claims that by following his methods, you’ll be able to score crazy high returns and get properties for pennies on the dollar.
I don’t know about you, but I’m always a little leery of courses that make such bold promises.
Can this stuff really be learned from an online program, or is there more to it?

Reviews & Results from Dustin Hahn’s Students
Of course, the real test of any investing education is the results students get, right?
Dustin’s site is full of glowing testimonials from people who claim to have made bank using his system.
They talk about the killer returns they’ve gotten and the sweet properties they’ve acquired for cheap.
But here’s what bugs me – these success stories always feel a little too perfect, you know?
I’d be more inclined to believe them if there were some actual screenshots of bank statements or property deeds.
And what about the students who didn’t do so well?
Surely not everyone knocks it out of the park on their first try.
To be fair, I did find a few complaints and negative reviews floating around online.
Some folks gripe about Dustin’s courses being overpriced or not delivering on their promises.
Others claim that his methods are risky or overblown. It’s hard to know what to make of these mixed reviews.

This brings us to the big question – is Dustin Hahn really a legit authority on tax lien investing, or is he just another snake oil salesman?
I tried to take an objective look at his overall reputation.
On the plus side, he has been featured in some podcasts and articles as a tax lien expert.
You can find mentions of him here and there in real estate investing circles.
He’s definitely built up a following over the years.
However, there have also been some controversies and criticisms surrounding his methods and programs.
Some accuse him of overhyping the profit potential of tax liens or glossing over the risks involved.
Others question the legitimacy of his “students” and their glowing testimonials.
At the end of the day, I don’t think there’s enough evidence to definitively say whether Dustin is truly legit or not.
Like with most gurus, there are both fans and detractors out there.

Is The ABCs Of Tax Lien And Deed Investing Course Worth It?
So, bottom line – is Dustin’s Tax Lien Certificate School worth shelling out your hard-earned cash for?
I guess it depends on your goals and budget.
There’s no doubt that you can probably learn some useful things from his course about how tax lien investing works.
The content does seem fairly comprehensive, at least on the surface.
And if you’re a total newbie, it might be helpful to have everything laid out step-by-step.
But honestly, I’m not convinced that you can’t find most of this info for free online if you’re willing to do some Googling.
Heck, your local county treasurer’s office can probably give you the basics for nada.
And there are other courses out there that cover similar ground for a fraction of what Dustin charges.
If you’ve got money to burn and just want everything handed to you on a silver platter, then sure, go ahead and buy Dustin’s program.
But if you’re on a tight budget or just a naturally skeptical person like me, you might want to explore some cheaper options first.

Final Verdict on Dustin Hahn
Phew, that was a lot to unpack!
I know I just threw a bunch of info and opinions at you, but here’s my take after wading through all the hype and hoopla around Dustin Hahn.
He’s definitely made a name for himself in the tax lien world and has some followers who swear by his methods.
His course does seem to cover the basics thoroughly, and I’m sure some folks have gotten good results from it.
However, I’m not fully convinced that he’s the end-all-be-all guru he’s made out to be.
Some of his claims feel a tad exaggerated, and I’d want to see more concrete proof of his and his students’ successes.
There are also valid concerns about the cost of his program and the risks involved with tax lien investing in general.
At the end of the day, you’ll have to decide for yourself whether Dustin Hahn and his Tax Lien Certificate School are right for you.
Just be sure to do your due diligence, stay critical of any big promises, and don’t put all your eggs in one basket.
Tax lien investing can be lucrative, but it’s not a guaranteed golden ticket to riches.
