Hey fellow investors, If you’ve ever stumbled upon Saen Higgins and his tax lien investing programs, you probably might be wondering if they’re the real deal.

I get it—the promise of big profits and financial freedom is tempting.

But before you pull out your wallet, let’s take a closer look at the man behind the curtain.

As someone who’s done some serious digging into Saen Higgins and his empire, I want to share what I’ve uncovered.

My goal is to give you an unbiased, no-nonsense look at the facts so you can make an informed decision about whether his tax lien investing programs are worth your time and money.

Who is Saen Higgins?

First things first, let’s talk about the man himself.

Saen Higgins is a self-proclaimed tax lien investing expert who’s made a name for himself in the real estate world.

He’s got a pretty impressive backstory—according to his bio, he started out as a stockbroker and financial planner before discovering the lucrative world of tax lien investing.

Sounds great, right?

Well, let’s not get ahead of ourselves.

While Saen’s background might sound legit, it’s important to remember that anyone can make themselves sound good on paper.

Just because someone claims to be an expert doesn’t necessarily mean they are.

Saen’s Real Estate Background

Saen’s website and promotional materials are full of grand claims about his experience in real estate investing.

He says he’s been in the game for decades and has developed his own foolproof strategies for success.

But here’s the thing—there’s not a lot of concrete evidence to back up these claims.

Sure, Saen might have some real estate experience under his belt, but the details are pretty vague.

He doesn’t provide any specific examples of his own investments or the results he’s achieved.

Without more transparency, it’s tough to say whether Saen’s background is as impressive as he makes it out to be.

And let’s be real—if someone’s trying to sell you on their expertise, they should be willing to show their work in my opinion..

Saen’s Track Record & Expertise

Okay, so maybe Saen’s background is a bit murky.

But what about his track record as a teacher and investor?

Surely he must have some satisfied students and success stories to show for it, right?

Well, it’s hard to say for sure. Saen boasts about having taught thousands of people his tax lien investing strategies, but there’s no way to verify these numbers.

He also claims to have achieved massive personal success in the industry, but again, there’s no concrete proof.

Don’t get me wrong—I’m not saying that Saen hasn’t helped some people or that he’s never made a profitable investment.

But without more transparency and accountability, it’s tough to know whether his success stories are the norm or the exception.

Now, here’s where things start to get a bit dicey.

In 2015, Saen’s company, the U.S. Tax Lien Association, was sued by a group of disgruntled students in the case of Boulton v. U.S. Tax Lien Association, LLC.

The plaintiffs alleged that Saen and his company USTLA had misled them about the potential profits and risks of tax lien investing.

They claimed that the training materials were outdated and that the company had failed to deliver on its promises of ongoing support and mentorship.

The court documents paint a pretty damning picture of Saen and his business practices.

While the case was eventually settled out of court, it raises some serious questions about his credibility and integrity.

But dig a little deeper and you’ll also find some pretty alarming complaints and accusations.

Some people claim that Saen’s programs are nothing more than overpriced, overhyped fluff.

Others allege that he’s a con artist who preys on vulnerable people looking for a quick fix to their financial woes.

So, what’s the truth?

It’s hard to say for sure.

While it’s possible that some of the negative reviews are from disgruntled customers with unrealistic expectations, however the sheer volume and consistency of the complaints is concerning to me.

Podcast Appearances

If you’re considering investing in one of Saen’s programs, you might be tempted to check out some of his podcast appearances for more insight into his strategies and expertise.

And sure, he might sound knowledgeable and confident on these shows.

But here’s the thing—podcasts are often heavily edited and curated to make the guest sound as good as possible.

Without the ability to ask tough questions or challenge Saen’s claims, it’s tough to get a true sense of his credibility.

Plus, let’s not forget that podcasts are often used as a marketing tool to promote products and services.

Just because Saen sounds good on a podcast doesn’t necessarily mean his programs are worth buying.

Is The Saen Higgins Method Course Worth The Money?

Speaking of Saen’s programs, let’s take a closer look at his flagship course, the Saen Higgins Method.

This course promises to teach you everything you need to know to start profiting from tax lien investing, with prices ranging from a few hundred to a few thousand dollars.

Sounds great, right?

Well, not so fast.

If you start digging into student reviews and complaints, you’ll find some pretty mixed feedback.

While some people claim to have found success with the program, others say it’s nothing more than a waste of money.

Common complaints include outdated or incomplete information, lack of support and mentorship, and high-pressure sales tactics used to upsell students into more expensive programs.

Some people even allege that Saen’s team uses fake testimonials and success stories to lure people in.

Now, to be fair, every program is going to have some unhappy customers.

But the fact that there are so many consistent complaints about the Saen Higgins Method is definitely a red flag.

Saen Higgins Reviews From Better Business Bureau

If you really want to get a sense of how Saen’s company operates, take a look at their Better Business Bureau (BBB) profile.

As of writing this, the U.S. Tax Lien Association has a measly D rating and a slew of concerning complaints.

Many of these complaints echo the same issues raised in the Boulton v. U.S. Tax Lien Association lawsuit—misleading marketing, lack of support, and failure to deliver on promises.

The BBB rating and complaints aren’t necessarily the be-all, end-all when it comes to judging a company’s credibility.

In addition to his courses and coaching programs, Saen also hosts live events where he promises to teach attendees his top tax lien investing strategies.

These events aren’t cheap—tickets can cost hundreds or even thousands of dollars.

But are they worth it?

Again, it’s hard to say for sure. While some attendees might have found the information and networking opportunities valuable, others complain that the events are nothing more than a high-pressure sales pitch for Saen’s more expensive programs.

Some people even claim that the strategies taught at these events are nothing new or groundbreaking—just the same rehashed information that’s available for free online like the tax lien investing strategies I share here on my newsletter for free.

Others allege that Saen and his team use manipulative tactics to pressure attendees into buying more courses and coaching.

Of course, it’s possible that some people had a great experience at these events and found them truly valuable.

But the fact that there are so many consistent complaints and criticisms is definitely worth noting.

The Bottom Line

So, what’s the verdict on Saen Higgins and his tax lien investing empire?

While there’s no denying that Saen is a charismatic and persuasive marketer, there are just too many red flags and inconsistencies to ignore.

The legal troubles, the mixed reviews, the high-pressure sales tactics, the lack of transparency—it all adds up to a pretty concerning picture.

While it’s possible that Saen has helped some people achieve success in tax lien investing, it’s hard to say whether his programs are truly worth the high price tag.

And while there’s nothing wrong with seeking out education and mentorship to help you succeed, it’s important to be discerning about who you trust and where you spend your money.

My Final Thoughts..

If you’re considering investing in one of Saen Higgins’ programs, I highly encourage you to do your own research and due diligence.

Don’t just take his word for it—look for concrete evidence of his expertise and track record.

Seek unbiased reviews and testimonials from actual students.

And most importantly, trust your gut.

Remember, if something sounds too good to be true, it probably is.

Don’t let yourself be swayed by flashy marketing or high-pressure sales tactics.
